If you want your house sold, there’s no way around it – you need Annie Dollahon as your Realtor.
That sounds like a sales pitch, but it’s not. It’s a testimonial from two very satisfied customers who aren’t easy to satisfy. We had our house listed for 10 months during the pits of the housing slump. It was priced right. Everyone who toured it loved it. Annie had done all the “right” things from a marketing perspective – even beyond what an earlier Realtor had done trying to sell it. She kept us informed weekly about how often the house had been shown; how many times it had been seen on virtual tours; how many “hits” it had online; etc. Other Realtors had promised to keep us informed, but didn’t. Annie did. We were kept in the loop. But it flat wasn’t selling. Rather than sit around scratching her head, she dug deeper to find out why. She found the answer. It was empty. It needed “staging” – strategic placement of furniture with a coordinated color scheme and other nice accents and accouterments. Yes, it would cost extra money. No, we didn’t want to spend any more than we already were paying out monthly. But neither did we want it to sit on the market month after month during the housing slump with no end in sight, losing more each month that ticked by. So, we agreed to let her stage it. She also suggested we change outdated wallpaper in a wet bar to texturized, painted walls to brighten the area, which opened into the main living/dining room. Again, we didn’t want to spend the money. But again, we agreed to do it. Annie was right. Within a few weeks, we had a contract. It was a cash offer. The buyers wanted to close within three weeks. The money we spent to do what she said more than offset what we would have lost had the house sat on the market month after month – no matter how lovely, or in great shape, or priced right. She honed in on why people weren’t stopping to browse. They simply couldn’t “see” the possibilities without the staging. Bottom line: if you want your house to sell, listen to Annie. She’s an expert. She’s hard-working. She won’t stop with a rationale of: “Well, it’s just a flat/slumping housing market.” She’ll get it done. Signed, John and Karen Wood |
