Sometimes there are pieces of land that seem to stand out and get stuck in your head. A piece of land with not only great potential but has a calming effect on your soul. I saw this property a few years ago when showed to me by a friend and it’s now on the market so I thought I’d tell you about this 207.73 or so acres of true ranchland located just outside the little town of Mount Calm, Texas.
This beautiful 207.73 acres has a little of everything from cultivated hay fields, stock ponds, heavily treed areas with large pecan and hackberry trees, barn, fenced and cross fenced and already has electric and water. (Electric and water is an important feature out in the country. Land is easy to find but getting utilities to it is extremely expensive and sometimes impossible.) This land is just off the beaten trail yet close to highway 31 and a quick hop, jump and a skip to Waco, Texas. It is cattle country but would make the perfect horse ranch or weekend getaway with several beautiful home sites available. It is agricultural exempt so the taxes are low and has some of the best neighbors is the world, the smile and wave kind.
Before I continue let me just add, when you’re looking for land I can’t stress how important it is to employ the services of an experienced land/ farm and ranch real estate broker or agent. If you’re not experienced in land, farms or ranching you really need someone who can advise you on things like under ground water, run off and flooding, types of soil and what the advantages of each are, mineral and surface rights, how many head the land can support and so on. The history of the area is also important so I thought I’d share a little history about this property and the surrounding area.
Now considered to be a bedroom community of the city of Waco, Mt. Calm has a population of over 300 people. The only surviving part of the original community is the cemetery which is next door to this beautiful property. The original town of Mt. Calm was actually located on this land and that makes me wonder what kind of treasures could be buried beneath it.
The town was built around 1850 and moved to follow the railroad in 1881. The most notable person buried in the little cemetery is J.J. Elliott, a veteran of the Battle of San Jacinto as well as 19 veterans of the Civil War and 11 veterans of World War 1. I love old cemeteries and walking through this one and reading the stones tells you a lot about the history of the area but a little research on the internet gave me a lot more.
The town was probably named for a French black smith called “Mountcalm”. An estimated fifty families moved to the area, attracted by the rich soils of the Blackland Prairie. In 1855 residents organized a Baptist church and applied for a Masonic charter. In 1858 the general store and post office were opened. The community reportedly expanded slowly due to fear of Indian attacks and the Civil War. Then in 1881 the Texas and St. Louis Railway Company extended its lines from Athens to Waco passing within a mile of the town. The train meant revenue so within the year most of the residents and all of the businesses moved along the tracks. The little town has now migrated again. When highway 31 came through the town moved closer to it.
